Cottonwood Mall serves a large trade area that covers the northwest portion of the Albuquerque market and the state. The trade area primarily serves the area west of the Rio Grande River, a market of more than 350,000 people that grew by over 50% during the last decade.
The market is home to Kirtland Airforce base, which employs over 20,000 people including 4,200 active-duty and 3,200 part-time military personnel. Also nearby is Sandia National Laboratories, the nation's center for nuclear science that employs over 8,000 highly-paid engineers and scientists and corporate headquarters of Intel New Mexico, Albuquerque's largest private-sector industrial employers with 3,500 employees. Albuquerque is home to the University of New Mexico, the state's flagship research institution, with enrollment of approximately 30,000 students. Cottonwood mall is located 1 mile from Cibola High School, one of the largest high schools in the state with over 2,000 students.
The city draws tourists with a number of attractions and entertainment options including the Albuquerque International Balloon Museum & Fiesta a 365-acre Balloon Fiesta Park, located 4 miles from Cottonwood Mall, which hosts multiple events and launchings year-round. With over 800,000 visitors each year, it's the largest international event in the U.S. and #1 in the world with 600+ balloons launched. There are also 3 major casinos within a 20-mile radius of the mall.
